Why speed is the entire job
Every hour standing water sits, it moves from a cleanup into a reconstruction:
- Minutes: water spreads to the full floor area, saturates carpet and pad, wicks up drywall
- 1–24 hours: particleboard swells and delaminates, furniture legs stain flooring, drywall softens, metal begins to tarnish, a musty smell starts

What a proper extraction looks like
Four stages. Knowing them is how you tell competent work from a wet-vac and an invoice.
On the phone: expect to be asked for the address, what’s flooding, whether it is still actively flooding, whether the water is clean or came up through a drain, and whether the power is safe. If the source is still running, a good contractor walks you to your main shutoff before anything else.
On arrival: safety check (electrical, gas appliances, structural), source confirmed stopped, contamination classified, then pumps running. Documentation should start immediately — photos and moisture readings before anything is moved or removed, because that is what your adjuster will want and it cannot be recreated later.
Equipment: submersible pumps for depth, truck-mount and portable extractors for saturated soft goods, weighted extraction tools for carpet, moisture meters and thermal cameras to find the water you can’t see. Water travels along joists and inside wall cavities and shows up two rooms away.
Handoff: extraction should roll straight into structural drying with air movers and commercial dehumidifiers, monitored daily until materials hit dry standard. A job that ends when the visible water is gone is not finished.
Do these things while you wait
- Stop the source if it’s a supply line or appliance — main shutoff, or the local valve.
- Kill the power to affected areas at the panel, but only if you can reach it dry.
- Stay out of standing water where a gas water heater or furnace is submerged.
- Photograph everything — wide shots and close-ups, before you move anything.
- Lift what you can — get contents and furniture legs off wet flooring.
