On April 3, 1974, an F5 tornado roughly a mile wide crossed the city and destroyed approximately 1,200 houses along with 180 businesses, ten churches, and three schools. Twenty-eight people were killed and more than three hundred were left homeless — still recorded as the deadliest flash flood in Ohio history.

The relevance today is the watershed’s behavior, not the historical death toll. Shawnee Creek is a small, steep, fast-responding stream, and small streams are the flash-flood risk in this region — they rise and fall in hours, well inside the window where anyone can react. The Little Miami River, gauged by USGS just outside town, is the slower and better-watched water. It is the creek that gets into houses.

For a homeowner near any of Xenia’s creek corridors, the practical consequence is that basement water here can arrive very fast and recede before help gets there, leaving saturated material and a floor that looks nearly dry. The damage is in the wall cavity and under the flooring, not in the puddle.

The order of operations does not change: get the standing water out, then dry to a measured standard rather than to appearance. What changes in Xenia is diagnosis.
